Examples of our clients would be moving companies, mortgage lenders, appraisal services or real estate attorneys. When you “list” your FSBO home for sale with FreeFSBO.com you will be provided an opportunity to “request” specific information from specific service providers - this will expedite that information. You may also be presented with an opportunity to receive discounts, incentives and promotions from FreeFSBO.com authorized providers.

Q. How do I list my For Sale by Owner (FSBO) property on FreeFSBO.com?

A. Go to the “List my Home” section on FreeFSBO.com.  Follow the instructions and hit "Join".  You will then be directed to our "Listing" form.  Complete the information accurately and thoroughly (remember - this is the information that forms your listing content).  Upon completion, read the "Official User Agreement" and hit "Save".  You will then be assigned your unique FreeFSBO # and be provided the opportunity to upload pictures of your property.  A FreeFSBO.com representative will then contact you directly to review and activate your For Sale by Owner (FSBO) listing.

Q. How do I list more then one For Sale by Owner (FSBO) property on FreeFSBO.com?

A. Go to "Member Login" sign in with your FreeFSBO.com username and password.  Click on the "Listings" or "here" link.  Now click on the "add new" link.  This will bring to a new FreeFSBO.com listing form.  Fill out as per direction, hit "Save".

Q. How do I change my FreeFSBO.com For Sale by Owner (FSBO) Listing?

A. Clients can modify or edit their listing as often as they please.  The process is simple. Click Here and enter your Username and Password then click on the "Listings" or "here" link.  This will bring you to your listings page (you can have more then one - see above).  To modify "text" related items click on the "edit" link associated with the property you wish to modify or edit.  To modify or add images, click on the "images" link.  When you are done editing your FSBO listing scroll down to the bottom of the page and click the button entitled "Save". This will save any of the changes that you have made and you will be directed back to your listings page and the message "Listing has been updated successfully!" will be displayed.  You can now see the way your listing will look to potential buyers by clicking on the "view" link.  If you're satisfied with your revised FSBO listing simply "log out” (top right). 

Q. How do I upload pictures on my FreeFSBO.com listing?

A. After completing the text content of your new listing you will be directed to a screen that assigns your unique FreeFSBO.com # and directs you to upload images.  Click on link and you will be directed to the image upload page.  Click on the "browse" button and go to the file that contains the pictures of your property and then double click on the image you wish to upload, put a short description into the "title" area and hit "upload".  If you choose not to upload at this time you can add pictures later by going to the "Member Login" area and signing in with your FreeFSBO.com username and password.  Click on the "Listings" or "here" link.  Now click on the "image" link and upload pictures as detailed above.

Q. What happens when someone replies to my FreeFSBO.com For Sale by Owner (FSBO) listing? Do they receive information from a FreeFSBO.com representative or agent or is it up to me to handle all enquires?

A. Follow up or contact with a prospective buyer is exclusively your responsibility. FreeFSBO.com does not offer a service that interacts with prospective home buyers. You are responsible to answer all questions regarding your FSBO property. Additionally it is your responsibility to set your asking pricing, arrange for showings, open houses, negotiate sale, draw up agreements and close the sale. If you agree to engage a real estate “agent” and pay commission the real estate agent will play a roll in the sale of your property.

Is it necessary for me to hire a lawyer to sell my house?

A. Most states in United States and provinces in Canada allow a “Title Search” company to handle all aspects of a real estate transaction. That said, many For Sale by Owner (FSBO) home sellers hire a real estate lawyer to protect their interests throughout the real estate transaction. A lawyer can act as an escrow agent for down payments, evaluate any complicated offers from potential buyers and handle the closing and fund dispersal. When selecting a lawyer be sure to select one that specializes in real estate transactions. The buyer may decide to engage a lawyer or real estate agent to draw up the agreement. Again, it isn’t required that you have an attorney review before signing but it is advised.

What is the success rate of FreeFSBO.com For Sale by Owner (FSBO)

A. FreeFSBO.com does not charge commissions or fees. We do not take part in the actual negotiation or sale of property so it is virtually impossible to track successful home sales. As with real estate sales, well priced, attractive homes sell – overpriced, unattractive homes do not. Our goal is to assist you the home owner to display and market your home as effectively and professionally as possibly to best facilitate a successful For Sale by Owner (FSBO) home sale. We can, however, guarantee that we will work diligently to insure that as many potential buyers as possible see your FSBO real estate listing. To that end, we spend thousands of dollars every month on advertising across North America.

Q. What is Flat Rate MLS (also known as Co-Broking and FSBO Hybrid) and how does it work? 

A. Flat Rate MLS is an option that allows For Sale by Owner (FSBO) to take advantage of the Realtor® owned and operated Multiple Listing Service (MLS). Ultimately, you take advantage of a Realtors® strongest marketing tool (currently 75% of all homes sold in North America are listed on the MLS). Under these circumstances the FSBO home seller pays a flat rate ($199 - $499) to list the home on the MLS and agrees to pay a pre-agreed selling commission (usually ½ regular real estate commission (3%)) if their home is sold by a real estate agent. You still maintain the right to sell your FSBO home yourself without paying any additonal fees or commissions. It represents a good middle ground for FSBO home sellers.

Q. Will Real Estate Agents show my home if I am only agreeing to pay a 2 - 3% commission?

A. While 2% is on the low side, a typical “selling agent”, in a traditional Realtor® transaction, is  paid 3%. If you "agree" to co-operate (pay a set commission) with Buyer Agents your FreeFSBO.com For Sale by Owner (FSBO) listing is not any different then any other MLS listing.  You do not have to list your home with an agent to "co-operate" with Realtors® or "welcome" Buyer Agents to show your home in your FSBO listing or advertising. 

Q. Will my contact information be displayed on Realtor.com?

A. Realtor.com does not allow non-Realtor® seller information to be displayed on their site because they are essentially an MLS on the Internet and have strict guidelines regarding property listings. Additionally, they make money by selling advertising and marketing packages to Real Estate Agents. These Realtors® purchase these services based on the promise that they'll receive buyer leads directly.  You can engage a Flat Rate MLS listing service and your listing "MAY" show up on Realtor.com - there are no guarantees that it will.
